Project Manager | Mankato and minneapolis, MN

We are looking for candidates who share our passion for a relationship-driven method of construction and who are searching to grow both personally and professionally. The Project Manager will oversee all aspects of the commercial construction process. This includes estimating, project management, contract negotiations, scheduling, and maintaining goals for quality, schedule, and budget. This position is based out of the Mankato or Minneapolis office respectively, with as-needed visits to job sites.

Responsibilities:

Direct and manage construction projects from pre-construction to warranty walk-through
Review contract documents and discuss design specifics with Architects and Engineers
Obtain new public and private projects through estimating and networking
Negotiate and execute contracts and change orders with Subcontractors and Owners
Lead meetings with Owners and Architects to discuss project changes and resolve outstanding questions
Manage the overall financial health of projects by reviewing subcontractor invoices, tracking profit and budgets, and submitting Owner pay applications
Direct and coordinate project schedule and milestones
Manage multiple projects simultaneously while maintaining high standards of quality and safety

Requirements:

Prior experience in Commercial Construction in a management capacity, including as a Subcontractor, Design / CA, or General Contracting. 5 years preferred.
Understanding of Commercial Construction procedures – Change orders, RFIs, AIA General Conditions, etc.
Familiarity with various construction delivery methods, including Lump Sum, Cost Plus, and Design / Build
Understanding of quantity takeoffs and estimating principles
Ability to effectively prioritize and execute tasks in a high-pressure environment
Familiarity with software is a plus, including Outlook, Excel, Word, Microsoft Project, iSqFt, Procore, and BlueBeam
